David originates mortgage loans primarily through personal referral from local real estate agents, past customers, and personal relationships, developed within the North Florida community.  Because he does not operate a mortgage factory like the larger banks and retail mortgage companies; each and every loan is of the utmost importance.  Each mortgage loan applicant has one primary contact; their mortgage loan professional.  Having stated that, it is also important to know he has the experience to close loans, not just originating applications. David MacInnes has 24 years experience in the mortgage lending field and stands ready to use that experience to assist his clients in finding the best mortgage financing available for their situation.

When applying for a mortgage loan, he first determines his client’s goals and objectives. Is this the house they will live in for 20 or 30 years? Are they likely to be transferred or move in a few years? What is their tolerance for Adjustable Rate Mortgages?  Does it make sense to refinance, or would a second mortgage solve the problem at a lower total cost? With knowledge and experience, and a few pertinent questions, he can tailor a mortgage loan (or loans), that meets the applicant’s needs, at the lowest cost, and within the time frame required.

Most applicants fit into the conforming conventional mortgage loan category (these are the loans with the lowest, most competitive interest rates); however, for those who are not in this category, VA mortgage loans, portfolio loans, and other non-conforming loans are available. Correspondent lenders work with David to approve and close almost every loan originated. Within a few hours of application, a loan can be approved with one of his correspondents, or if not approved, David will have a handle on how to package the loan to receive an approval with a different correspondent or under a different program.
